Preliminary Information
This is preliminary information that you should be able to obtain and bring with you for our initial meeting. If the preliminary steps are unclear, please feel free to contact us, 888-453-6222, and we will further explain the process.
Step 1 – Field Card
One of the first things you will need to do is obtain a field card of the property you own or are interested in owning. Field cards are available at town and city halls. Depending on the town or city's web site, it may be possible to do this online as well. The field card will state exactly how large the lot is and it’s zoning code. After Step 2 you can determine the size of the house you can build.
For Massachusetts:
Massachusetts Cities and Towns.
For Massachusetts Registry of Deeds:
MA Registry Of Deeds.
For New Hampshire:
New Hampshire Cities and Towns.
For Maine:
Maine Cities and Towns.
Step 2 – Zoning (i.e. R1, R2, etc)
The zoning code table is also available at town and city halls as well as online. This can be a bit challenging to find on some town and city web sites but a good search criterion to type in would be "Zoning Codes" or "Zoning Codes Table". This information is usually found in the Assessors Departments or Building Departments. Zoning Codes will tell us what we can build (single family, duplex, etc) as well as the setbacks (the minimum distance between buildings and the lot line) and height restrictions.
From Step 1 and 2 we can determine the size of the house or building you can build on the property.
NOTE: Some towns and cities require specific zoning restrictions based on calculations of these:
- Floor Area Ratio
- 1/2 story calculations
- Open Space Calculations

Step 3 – House style
Determine from our Modular Home Designs or Avis America's "Explore Homes" sections on the web site what style house you want to build. I.e. 2 story, cape, ranch, etc.
We offer search and filtering options for Square feet, bedrooms and bathrooms.
Custom Modular Home Design Process
Step 4 – Meeting with MACC
This initial meeting will be a facts gathering session. We will find out:
- What type of house you would like to build.
- What size (length and width).
- How many bedrooms.
- How many baths.
- Ceiling heights.
- Kitchen configuration.
- Family room, den, dining room and open space.
- Details about fixtures and options will also be compiled in this meeting.
Using information gathered we then design your home using a 3D Architectural Design software program. Once the client signs off on the final version the designs are sent to Avis America’s engineering department for modular engineering and exact dimensions as well as a price quote.
Step 5 (and Step 1) – Financing
It is a good idea to check your financial capabilities as soon as you have some preliminary numbers for Land costs and square foot factors.
